Our office opens from 2pm to 7.30pm. Please contact our Reception if you are planning on arriving earlier but please note that access to your apartment cannot be guaranteed until 2pm.
Check out time is by 10am on departure date.
A free parking space is assigned to each apartment. Please let the property know if you intend to park more than one vehicle.
If you are expecting visitors during your stay, they must report to the office on arrival and leave by 8pm. If the is any disturbance to other guests, the visitors will leave immediately. Visitors must park across the road on the beach carpark.
NO SMOKING / VAPING
Smoking/Vaping within the whole perimeter of the building including balconies is not permitted. Should anyone in your booking smoke in the rooms, a cleaning fee of $150 will apply. You will also be responsible for any costs, damage, or liability arising as a result of smoking. The Ohiwa Beach Apartments reserves the right to charge such costs and any resulting loss of income to the registered guest. "Resulting loss of income" could be the following guests refusing to stay in that booked room.
NO PARTYING / EXCESSIVE NOISE
There is zero tolerance for excessive noise and partying. Doing so will immediately effect the booking to become nul and void and you will be asked to leave. There will be no refund.
Payment can be made with Eftpos, Credit Card or Cash. Please be aware if paying by credit card the following fees apply:

2.7% American Express
All bookings must be accompanied with a current Credit Card.
All prices are quoted in New Zealand dollars on a per night basis and include Goods and Services Tax of 15%.
Room rates vary throughout the year from the low season prices in the middle of winter to the peak season prices in the middle of summer or for major event weekends.
All reservations must be paid in full on arrival. A Valid Credit Card number will be kept on file for incidentals and destroyed after departure. No Credit Card information is kept after your stay is completed.
When Booking a Luxury Studio please note these are for Adults only. We regret we are unable to accommodate children or infants in these bookings. The Two Bedroom Apartment will allow children from 8 years of age. This apartment is limited to 4 people maximum.
Pets are not permitted on this property.
Guests can cancel their booking free of charge up to 48 hours before arrival. Cancellations made within 48 hours before check in date, guests will be charged the full first nights stay. This does not apply to Christmas and New Year, where the cancellation policy is 1 week before arrival, if cancelled then full payment will be taken. Please enquire direct to us regarding this policy.
NO SHOW – FAIL TO ARRIVE
As the Ohiwa Beach Apartments has a contract with you and holds your booking in good faith pending your arrival, if you fail to arrive for your booking, you will be charged the full cost of the accommodation booked.
Any damage/loss caused to the motel or to the motel chattels that is occupied by you, could result in costs of repair (and any insurance excess) being charged directly, either fully or partly, to you the registered guest.
Should your room will be considered in an unsatisfactory state in the event of, excessive rubbish, misuse of motel property (including Manchester), any unsanitary soiling, excessive mess or odour, which causes extra cleaning time by The Ohiwa Beach Apartments staff. The Ohiwa Beach Apartments reserves the right to charge for the cost of extra cleaning, repairs or replacements required to restore our guest rooms or property to its normal condition.
We reserve the right to refuse a reservation at any time from any person if we reasonably believe the person:
- is not the person named on the reservation
- is not able to pay for any additional charges
- may cause damage to the property or other guests
- may exhibit socially unacceptable behavior
- is younger than 18 years and not accompanied by a reasonable person over that age
We reserve the right to eject guests who behave in a socially unacceptable way, causing damage, disturbing other guests or using unacceptable language. No refund will be given and charges will apply for any damage caused.
